There is no law against selling Tumbledown Houses
When you are buying a house it is still buyer beware. This is way a survey is important.
When carrying out a survey we carry out a list of checks (eg damp tests, loft inspections) to ensure that you are aware of obvious defects prior to puchase. Where necessary, we will also advise if further inspevtions are necessary (eg cavity wall tie inspections.)
RICS Homebuyer Report and Valuation
Andrew R Williams & Associates Ltd regularly carry out Homebuyer Reports for our clients. The Homebuyer Report is the most common type of survey carried out on domestic properties because it provides the reader with a 14 to 20 page report complete with Action Notes so that they can assess the likely costs of remedial work before they buy a house. The report also contains prompts for the Legal Team to ensure that checks are made on rights of way and dangers in the surrounding areas.
NB Some people think that when the Building Society send their valuer around that they are having a survey. The valuation carried out by the Building Society is purely to establish if the property can be resold if you default on your mortgage. It is not a Homebuyer Report.
