Please note, unless a surveyor has passed an ABBE aproved course, he / she is not allowed to use the designation Home Inspector or Home Inspectors.
There is no law against selling tumbledown houses
When you are buying a house it is still buyer beware. This is why a SAVA approved Home Condition Report is important.
When carrying out a Home Condition Report we work through a checklist (eg damp tests, loft inspections) to ensure that you are aware of obvious defects prior to puchase. Where necessary, we will also advise if further inspections are necessary.
All reports conform to SAVA / NHER guidelines.

A SAVA / NHER approved Home Condition Report is exactly what the name suggests. It is a Professional Independent report on the condition of the home you are either looking to sell or looking to buy.
The Home Condition Report covers all aspects of the home from the local area, the walls, the roof, the services, down to the condition of the kitchen drawers.
Each item inspected is given a condition rating by the Home Inspectors. The ratings are either 1, 2 or 3. A rating of 1 would signify 'Normal Maintenance Required', a 2 would signify that a 'Repair or Replacement is Required' and a 3 would signify there is 'Replacement or Repair Necessary' and it is considered serious or urgent.
This is just snapshot of the report content, there would be more detail on the items inspected.
The SAVA / NHER approved Home Condition Reports prepared by Andrew R Williams have been designed to be easily understood by all and purposely do not use any industry related jargon.
