Legal Requirements

When an existing domestic property is sold or rented out, there out there is a requirement that an EPC is supplied by the seller / person renting out the property. With most sales, the EPC is contained within the Home Information Pack (HIP)

If an EPC is not supplied the breach can result in a fine.

EPCs have a life of 10 years.

 

Why are Energy Performance Certificates needed?

Like it or not, Energy Performance Certificates are necessary. Although some people still dispute it, most people accept global warming is happening. To combat the effects, it is necessary to assess the existing housing stock and help to reduce the amount of CO2 going into the atmosphere. The Domestic EPC is one tool in the armoury to help reduce global warming.

What happens when the Surveyor calls?

An Energy Performance Certificate for 3 / 4 bedroom domestic properties can normally be completed within an hour. Larger houses can take longer to survey. If a house has a floor area larger that 450m2 then it cannot be assessed using normal domestic energy assessment methods. (using RdSAP) In the case of very large houses the calculation method has to be SBEM. NB Most houses have a floor area much smaller than 450m2.

The surveyor needs access to the loft, to be able to inspect the boiler and heating controls, take measurements internally and establish approximately when the original house / extension(s).
