Benefits of a Photographic Condition Reports / Condtion Surveys
Prior to taking on a self-repairing lease, it is wise to have a Photographic Condition Survey / Condition Report carried out. If you don't have a condition survey included with your lease agreement, your landlord may be able to claim that under self repairing terms that you are liable to repair damage that was caused by a previous occupier.
Additionally, a photographic condition survey / condtion survey can be used to negotiate with your landlord to have immediate defects corrected prior to your taking over the lease and thus save you considerable sums of money.
When the lease expires, the landlord will instruct a schedule of dilapidations to be prepared. As indicated above, if existing defects aren't recorded in a Photographic Condition Survey / condition survey, there is a strong chance that the Landlord will insist that the tenant pays for pre-existing faults.
